Tahuya River Valley Community
5 minutes upland from Belfair State Park
1,120 Square Foot
Many extras here, very secluded and private.
(new roof, September 2017)
~~~~~~~~~~~~~~~~~~~~~~~~~~~
It is a manufactured, doublewide home, 1997 LIBERTY.
This makes a good rental property as well. We rent out for $1200 monthly
If you are looking to buy, it's the one you want in Mason County.
Remember it's LOCATION, LOCATION, LOCATION. Rents are also made by the neighborhood it's in, lower rents can mean a not so great neighborhood. Know your area and go accordingly. We have a well established neighborhood with "Internet Crime Watch"
There is a beautiful wood stove that heats the house comfortably for those cozy winter nights, it has electric furnace. It conserves your electic bill in the winter as well. Also great if there is an electrically outage, you are able to stay home and keep warm in the winter. PUD 3 is a good electric company and if we lose power, it is NOT for very long. Usually back on the same day. It has a small fence in the back, with one out building, (in the past this building was used for smoking cigarettes, as there is NO SMOKING INSIDE THE HOME), there is a year round flowing creek in the back.There are also the stakes that could hold a huge greenhouse in the back or put in your own garage
Wooded jewel!
North Mason, Upland of Belfair State Park, 5 minutes from the state park
HOME FOR SALE IN NORTH MASON
Tahuya State Forest is the area of woods and your playground. There is the off road vehicles, dirt bike trails off Mission Creek trailhead just up the road. Law does state NO RIDING ON PUBLIC ROADS, (that includes inside this TRV community) Very country living and wooded area.
If Interested in purchasing A DIFFERENT HOME IN TRV, contact us by phone or e-mail. We are working on selling a bigger and older place in TRV area.
THIS HOME IS SOLD
WASHINGTON STATE, FOR SALE BY PRIVATE OWNER
Tahuya, Washington
Expensive carpets throughout the home was placed in 2015 along with new laundryroom floor!
Division 2, Lot 8
The lot is number 8. You can add up the dimensions and know the size of the lot. It's a little under an acre. (No farm animals unless you have a 5 acre tract). You can see what is called the "creek drainage easement" it's year round and runs into the little lake known as "Derby Lake" the children named it in one of our kids contests.
The home is at Tahuya River Valley Community in Tahuya, WA 98588
It is a 3 bedroom, 2 bathroom mobile, 1997 Liberty Home. One of the bedrooms has been used as an office space, extra room. It was professionally installed in May 1997. It size is 28X40. It has vinyl siding, new roof (Sept 2017). Totally energy efficient. Many different trees including California Redwood, Dogwood, Rhodedendron's, Pine, Evergreen, nice.
We do many things for the TRV community children. One Annual event is the Fishing Derby. There have been several nice trout, weight 3.5 lbs. Dock extension below.Fishing Derby~2006
Fishing Derby on our beautiful "no maintenance dock" It's extended this year, 2017 with an additional section and another bench.
Kitchen Features below of the home
Kitchen:
Electric range, Refrigerator, built in dishwasher. Wall papered walls
Bay windows in the kitchen. There is an open counter in between the kitchen and livingroom. Cabinets were lowered slightly in the kitchen.
Livingroom:
Laundry room has new linolium floor and guest bathroom is the 3rd doorway, it is also the back door to the fenced yard. Below is a picture of the guest bathroom:
We have a woodstove for emergency heat in the winter or cozy warm nights. This helps conserve your electric bill by heating this home with wood if you choose to do that.
The stove has a glass window, and one handle to open the door. It was professionally installed and is certified for the home as well. The living room walls are white textured. Relativley new carpets through out the entire home.
Master bedroom at other end of the home, I am trying to show the beautiful wall papered walls, and you can see the master bathroom with a carpeted walk in closet in the masterbath.
Master bathroom and garden tub below
There is a garden tub in the master bath along with a walk in closet.
Utility Room: Has back door exit. Also the second bathroom is in this area and can be closed off from the livingroom while doing your laundry. Laundry room has new vinyl floor.
Two (2) Bedrooms:
2 Bedrooms are at the other end of the home, also wall papered. The front bedroom above has a carpeted walk in closet.
The back bedroom above does not have a closet and has been used as an office area or den. Venitian blinds were on most all of the windows. You may add a wardrobe closet for more clothing space if you wanted in this big bedroom.
This has been a Smoking shed.
NO SMOKING inside the main house.
There is a fenced backyard for children.
It is all electric home. Out buildings include a 10X10 building and a woodshed. We do not have cable tv. It's a choice of Dishnetwork or Direct satellite TV. Working on getting fiber optic, you can see a start of the construction by the clubhouse. PUD3 Utility has been working in the area of TRV and they are constructing the fiber optic since early 2019.
We get cell phone service now, if you have a booster from your server (Verizon) for your phones. Contact your cell server and ask for a "booster" and ask for more details. Verizon is the best
Century Link is currently serving some members in TRV. They have chosen to stop adding any new customers to their 75 lines. You can still get other online services via television satellite or landline. Some have earthlink, some have gotten Wild Blue or Hughes network too.
Haven Lake five miles past our community has fiber optic placed by PUD3. It's a matter of time before we all have this we hope. Time is here, we need 75% of people who are interested in fiber optic and we will have it.
There has been a 18X48 Greenhouse structure in back. The 1996 winter storm removed that. The forms & ground poles are still there if you wanted to have a green house or even build a garage if you purchased it.
Very private and secluded, many trees. We have California Redwoods, Dogwood trees, an Apple tree, Pine, Evergreens, Alder and Maples. It is a large lot that has a country creek that runs through it year round. Here is another picture of the home, shows part of the backyard and picnic area as well.
Other Things:
See map showing lot 8 *this one*
We also have a Crime Awareness Block Watch via the Internet. It is suspicious activity and information shared amongst each other via the Internet. It has been very effective for our great little neighborhood. Facebook has since come out and there are many different groups of areas in North Mason that keep the "Eyes In The Woods" active.
We also have "block captains" for Disaster Prepardness as well and work together to make sure we are all safe when a disaster hits. We had a disaster one time when the old bridge washed out. We all worked together to make sure we were all safe and accounted for.
Our water comes from a community well, governed by 3 commissioners who live in the community. Voted in by the people. The water district name is Tahuya River Valley Water District. Monthly water is currently $33.00 monthly no limit for right now. The TRVWD commissioners plan to raise it to $35 month beginning, January 2018
It is very expensive for sewer hook up in Belfair, WA. People are learning that it will almost be unaffordable to live in Belfair and keep up with the sewer system that has been completed. That's the advantage of living here 10 minutes from Belfair. We have our own septic system. Just had it cleaned and inspected and approved.
The Electric company is PUD 3 and the county is Mason. The home is in NORTH Mason, 34 miles from Shelton. Only 20 minutes to the Bremerton PSNS Navy Shipyard from Belfair, and the Seattle ferry or Southworth, West Seattle, Fauntleroy ferry. Important to you as I explain later. Gig Harbor is also about the same distance and Bremerton & Silverdale. It's an easy commute to either area on much less crowded freeways.
The elementary school is Sandhill, middle school is Hawkins and NEW High school is North Mason. The rural school bus stops very close to the house to pick the kids up and drop them off. There is a school bus stop shelter for the children to stand in and stay out of the weather while waiting for the school bus.
Mason County Transit bus service is free, it comes out on certain days. You call them ahead of time for pick up at your house, I believe you can go to Ferry Terminal in Bremerton, Silverdale and Shelton if you want to.
More information about our community:
The home is in the Tahuya River Valley Community in Washington State. We are a Regional Fire Association (with 24/7 service at Collins Lake, 3 miles downhill. We are 5 minutes to Belfair State Park. We have approximately 250 owners in the rural community. Not all of them live here some just own property and some a vacation home. The dues are to maintain the community properties like our private lake, park and clubhouse. You must be a member to use the facilities. As a renter in good standing you are allowed those things in TRV. Most communities DO NOT allow renters to use the items, But in Tahuya River Valley we feel they are neighbors regardless of owning or renting. We like to treat people equally here. The lake is stocked each year with trout, and that comes from the annual membership, (which is included in the rental now). The annual TRV membership dues is $72.00 per lot.
The member's dues & children's fund have purchased the docks with a couple extensions and a bench that is maintenance free and there is a children playground. Five cement benches have been added at the park and clubhouse. We have other playground toys
for the older kids ie. Slide, merry-go-round, swings, monkey bars. There is a cabana covering and picnic table with a small BBQ at the lake for family gatherings. We also have a basketball court, four squares, tether ball game at the clubhouse. We have shored up the lake bank making it a better place to fish.
We are tightening up our Bylaws and rules and regulations along with procedures on how things are done when someone has violated the regulations. Before we had no way of getting a property owner to clean up their place. With new procedures we will have teeth to get the place beautiful again.
~~~~~~~~~~~~~~~~~~~~~~~~~~
BELOW RENTAL PROPERTY 2 BED, 1 bonus room IS OCCUPIED AT THIS TIME
We will sell this home below as well at the fair market value price.
We have had spaghetti dinners, silent auctions to raise money for the children activities
Halloween Party,
Christmas Holiday Dinner,
Santa Claus for the kids and gift exchange for the children and adults.
We have an Internet Crime Awareness via FACEBOOK. It is connected to each other who want to be on the crime watch. We communicate with each other about problems we may have in the community and suspicious activity VIA THE INTERNET, Mason County Sheriff is involved as well. We can go to www.crimereports.com to see what is happening on the Tahuya Peninsula, including our specific neighborhood.
Our TRV community roads are listed above. We all watch each others backs. Like the old days...
We have Century Link for our Internet DSL, but they are at full capacity and do not anticipate getting more serve for the people in the area. Satellite systems to join for television entertainment, Dishnetwork (also offers DSL via their dish) or Direct TV, Hughes Network, and Earthlink and others via a landline. Fiber Optic is on it's way "IF" the citizens throughout the area signs up showing interest. Today September 14, 2017 Wave Cable came out and is showing "SERIOUS INTEREST" In providing us and other rural areas with fast Internet.
Now the part about North Mason and the importance to you if you work in Seattle and surrounding areas. I commuted to my job in Seattle from this community for 3 years. I drove about 20 minutes to Bremerton and took the ferry and rode across to Seattle....excellent commute! There is also the West Seattle (Fauntleroy/Southworth Ferry) It is a 35 minute run and about the same distance in driving to the ferry. You do sit in traffic the same amount of time (longer now) I drove to and rode the ferry. It is peaceful and a quiet time to unwind. Seattle has excellent jobs, and bigger pay. You may also purchase monthly passes to walk on or drive on the Washington State Ferry. It's NOT bad when you do it in a package. Driving around is about 80 miles to Seattle, you have to endure heavy traffic and construction now. There is also a toll fee of $6.00 now to cross the Narrow's Bridge from Gig Harbor to Tacoma. It is a choice you can make. BOTTOM LINE NO ROAD RAGE ON THE FERRY!
AMAZON has locating just outside Belfair out by the Bremerton Air Port. The cost of living is outrageous in Seattle. even if you worked at AMAZON. Why not live in Mason County where life is at a comfortable slower pace.
